Some houses can't be fixed one room at a time. The wiring is old, the layout doesn't work, and every small job uncovers a bigger one. At that point a full gut is cheaper than ten remodels.
More than 100 major renovations since 2018, single projects managed up to $550,000. This is the specialty here, not the thing we take on when the schedule is thin.
You'll hear back with a written scope and number, usually the same business day.

You don't need to know the answer before you call. But if more than a couple of these sound like your property, you're probably looking at a gut and not a refresh.
Vacant for years, and everything inside aged without anybody using it. We've taken back properties empty for eight and fifteen years.
Old wiring, old plumbing, and a heating system nobody wants to put money into again. Once those come out, the walls are already open.
You opened one wall and found three more problems behind it. That's the point where piecemeal starts costing more than the whole thing.
Rooms in the wrong places and no way to fix it without moving structure. Cosmetic work will not solve a floor plan.
Bought distressed and it has to come back turnkey to sell or rent. We do this on our own properties too.
The house is yours, it needs everything, and you want one contractor and one number instead of six trades to manage.
Nothing cosmetic about it. Every system, surface, and room gets replaced or rebuilt, and all of it is in the written number before we start.
Down to the studs, new insulation, and fresh drywall throughout. Structural changes handled where the layout needs them.
New cabinets and countertops, appliances, sink and fixtures. Granite is standard on our own work.
Fully tiled, re-plumbed and re-vented, new vanities and fixtures. Adding a bath is on the table if the layout supports it.
New flooring in every room with matched transitions. LVP or hardwood depending on the property and how it will be used.
Updated electrical, re-plumbed throughout, and on-demand units for heat and hot water. We know these systems ourselves.
Paint, trim, lighting, and interior doors. Basements brought back into use rather than left as dead square footage.
Matt is an accredited investor who builds for private investors too. Every shortcut on your gut is one a lender or investor would catch and pay to redo in five years, which is why they do not get proposed in the first place.
Blueprints get read in house and EagleView aerial measurements get pulled before anybody gets in the truck. The mechanical, plumbing, and electrical side is ours too, so what is behind the wall is understood before it comes open instead of after.
Permits get pulled and inspections booked by us, not handed back to you as homework.

See the projectA Lisbon two-unit vacant close to eight years, rebuilt from the studs.
See the projectWe work a thirty mile circle out of Gales Ferry, and that is on purpose. A gut is months, not days, and you want the crew running it to be twenty minutes out instead of two hours.
If something needs looking at in a year we are still here, and we are going to run into you at the hardware store either way.
Sitting just outside the line? Ask anyway. The answer is usually yes.
